Red Sea Global Explores IPO and REIT Options Amid Rapid Expansion

Saudi Arabia’s Red Sea Global is weighing alternative financing strategies to support its next phase of growth, including the possibility of an initial public offering or converting assets into real estate investment trusts (REITs), told CEO John Pagano.

Pagano emphasized that while no final decisions have been made, the company is focused on leveraging momentum from ongoing project rollouts. Several luxury resorts are already welcoming guests, with more set to open in the coming months.

Shoura Island, the centerpiece of the Red Sea destination, will launch 11 luxury resorts this year, managed by leading global hospitality brands such as Rosewood, Four Seasons, Grand Hyatt, EDITION, and Raffles. Six resorts are already operational, including Desert Rock and Shebara, both fully owned and operated by Red Sea Global. The company has also unveiled the exclusive Thuwal Private Retreat, its third destination.

Meanwhile, construction at the Amaala project, designed as a hub for luxury wellness tourism, is advancing quickly. With core infrastructure completed and its first hotels nearing launch, Amaala is expected to debut by year-end with hospitality brands such as Six Senses, Rosewood, Equinox, and Clinique La Prairie. The project aims to redefine wellness experiences by blending healing, exploration, and renewal.

Red Sea Global is also diversifying into residential offerings, with developments underway on Shoura and Ummhat islands, and the announcement of Laheq Island, which has attracted strong local and international interest.

As one of the Kingdom’s flagship Vision 2030 initiatives, the Red Sea and Amaala projects represent a strategic fusion of luxury tourism, sustainable development, and innovative financing models. The potential use of IPOs and REITs would mark a significant shift in how mega-destinations in Saudi Arabia are funded and accessed by global investors.

As Red Sea Global transitions from planning to execution, the scale of its projects is generating opportunities that reach well beyond luxury resorts. Supply chains, financing models, hospitality services, and even tech integration are being reshaped in real time. For international businesses, this is not a moment to watch from the sidelines; it’s an invitation to participate in building a new market standard.
