Ras Al Khaimah (RAK) is rapidly gaining traction as a new hub for co-living and co-working in the UAE, driven by a younger wave of property investors and digital professionals seeking flexibility and affordability. A key development in this shift is the launch of ‘Enta’, a hybrid co-living and co-working community by Hive on Hayat Island. The project, aimed at mid-career professionals, offers fully furnished one-bedroom units starting at AED 1.65 million, alongside more than 200 integrated workspaces. “The bulk of our buyers are in their mid-to-late 30s,” said Hive founder Bass Ackerman, underscoring the generational shift in demand.
The momentum builds on the success of co-living projects in Dubai, where the trend accelerated post-COVID-19 with the arrival of global tech and media firms. Co-living setups, which allow multiple tenants to share spaces under individual lease terms, are increasingly seen as viable long-term lifestyle solutions.
RAK’s emerging digital economy is also boosting demand. The launch of RAK Digital Assets Oasis (RAK DAO) — the UAE’s first free zone dedicated to virtual asset firms — is expected to attract startups and remote workers seeking flexible work-live environments. As these firms scale, the need for purpose-built co-working infrastructure grows accordingly.
Moreover, RAK’s positioning within UAE’s giga-project landscape — with developments like Wynn Resorts and Al Hamra Village — adds appeal. While planning regulations differ from Dubai, Hive has tailored its model to comply with local frameworks.
By blending smart residential offerings with integrated workspaces, Ras Al Khaimah is evolving into a lifestyle destination for a new generation of entrepreneurs and digital nomads. As economic diversification continues under the UAE’s long-term vision, RAK’s innovative approach to urban living could position it as the region’s next magnet for flexible living solutions.
