Dubai’s ambitious push to digitize and democratize real estate investment is off to a strong start. Under the Dubai Land Department’s (DLD) newly launched Property Tokenization Initiative, two luxury apartments worth a combined AED 3.4 million were sold out within 12 minutes via the blockchain-powered PRYPCO Mint platform.
The program enables fractional ownership of completed properties, allowing investors to buy shares starting from just AED 2,000. The goal is to open the real estate market to a broader base of retail investors while increasing liquidity and transparency in line with Dubai’s digital economy strategy.
The first property, a sleek one-bedroom apartment in Live Residence Tower, Dubai Marina, was fully subscribed in only three minutes, attracting 258 investors and raising AED 1.86 million. The second, a high-end unit in the Sobha Greece Vista Grande tower in Mohammed bin Rashid City, raised AED 1.6 million from 204 investors in just nine minutes.
Since launching on May 25, the DLD has listed five tokenized properties, all of which were sold out in under two minutes — a clear signal of the surging demand for more accessible and innovative real estate products. These early results reflect the market’s appetite for tokenized investment models that combine tangible asset security with the efficiency of blockchain technology.
The Property Tokenization Initiative is part of Dubai’s broader vision to integrate blockchain across the real estate sector, boosting investor confidence while simplifying access to high-value assets. It also supports Dubai’s ambition to lead globally in smart city infrastructure, including digital property ownership and transactions.
As Dubai positions itself at the forefront of real estate innovation, the tokenization model opens new avenues for participation in one of the world’s most dynamic property markets. From enabling micro-investments to enhancing liquidity and transparency, these developments signal a broader shift toward more inclusive and tech-driven real estate ecosystems. Investors, developers, and technology providers alike will find growing opportunities to engage with this evolving landscape, both as contributors to its growth and as beneficiaries of its momentum.
